Under the traditional system, a finished design is supplied to the owner and the architect or owner then puts the design out to different contractors to bid upon. These bids usually come back with considerably higher quotes than the owner had initially budgeted.

As a result, the owner must go back into the negotiation process with contractors to see who will provide the best price. This can get tricky and even dangerous; the lowest bid may equal a compromise on quality.
